The future of Ewa Beach real estate looks bright! The Fort Weaver Road widening project is just about complete, and a constant stream of new homes are being released every month. Many more affordable developments of new Ewa Beach homes for sale are in the works.

There is still a small presence of "old" Ewa Beach today in the form of a few small communitites full of historic plantation homes. However, in the past decade developers have made their footprint on these lands producing neighborhoods seemingly overnight.

Developers Gentry Homes and Haseko account for most of the new homes already established or being built in Ewa. A few of Gentry's more popular developments are Woodbridge, Tuscany, and Cypress Point. Haseko, the second largest developer of Ewa Beach real estate, has concertrated all it's efforts on it's main 1,100 acre master planned community of Ocean Pointe, which will be the largest and most prestigious piece of Ewa real estate when completed.

The centerpiece of Ocean Pointe will be the development of the Hoakalei Resort. Included in this massive project is a marina, hotel, commercial complex, and many types of homes for sale.

Hoakalei Marina is expected to be a 700 boat harbor, easily making it the biggest in the state.

The golf course, which is designed by Ernie Els, is the centerpiece of the future Hoakalei Country Club, the only resort-based country club on Oahu. This golf course is the first built in the last decade on the island, so Ernie has high expectaions. One of his visions is to be able to hold a PGA Tour event. Currently, there are many new homes and townhomes for sale with this gorgeous golf course frontage.

The newest planned addition to Ewa Beach real estate is Hoopili. Construction for this development is scheduled to start sometime in 2012. Hoopili's massive community will have 12,000 new Ewa homes for sale with a projected build-out of about two decades. There is lots of talk and debate about Hoopili and very careful planning is in place. Being a large part of the new vision of Ewa and Kapolei real estate, the community boasts it will have a huge contribution to the projected 40,000 new jobs in the area over the next twenty years!

Fixer Uppers
Homes in need of TLC on Oahu

Fixer Uppers on Oahu can sometimes present a great value to a buyer who doesn't mind taking on some work to make a home shine again. Even with all of the potential opportunities that exist with rehabbing a piece of real estate, there are many dangers to avoid especially when taking on your first project.

You will need to assess the roof, structure, plumbing, and electrical. If you don't plan to purchase the home in cash, then you must know which type of financing is best for you and your situation, conventional financing or hard money lender? There are pros and cons to both, and you need to know when to use them.

Palolo

Palolo is a reasonably short distance to Downtown Honolulu and Waikiki yet is nestled in a large valley along the Ko'olau Mountain Range. Palolo is a great option for those wanting to move closer to downtown Honolulu without paying for it's pricey location! Palolo is close to the city but also offers a feeling of being far away from the 'hustle and bustle' sounds of town life.

Palolo is divided from Kaimuki by Waialae Avenue which includes many restaurants and retail shops. Waialae Avenue has almost anything you need from a small boutique to a automotive sevice center. Pearl City
Pearl City Homes for Sale

Pearl City Real Estate has enjoyed a healthy market for the same reasons as Aiea Real Estate. The main reason for this high demand is due to it's convenient and geographical location. Located nearly at the midway point between Honolulu, Oahu's main metropolitan city, and Kapolei, dubbed as Hawaii's "second" city, Pearl City is a favorite among relocators looking to move to a city outside of Honolulu, with it's own amenities! The real estate market remains one of Oahu's most stable market's which is apparent in the amount of sales the area produces each month. Pearl City prices have also held strong despite the many changes in Oahu's real estate market.

Popular communities in Pearl City include Pacific Palisades, Manana, Waiau, and Wailuna. The Pacific Palisades and Manana neighborhoods are older communities consisting mainly of single family homes, a few parks, and several schools. The Waiau area has both single family homes and newer townhouse communities. Wailuna is one of the more popular areas in Pearl City as it consists of more modern styled homes built in the 1990's by Castle & Cooke.
These developments include The Crowne and The Crest at Wailuna. Due to Wailuna's location at the top of Pearl City and along the Ko'olau Mountain range, the climate is relatively cool and crisp. Another reason why Wailuna has been a favorite among those relocating to Pearl City. Wailuna also boasts an older yet very popular townhouse community located right below the before mentioned Castle & Cooke developments.

The main two shopping areas in Pearl City are the Waimalu Shopping Center and the much larger Pearl Highlands Center. Waimalu Shopping Center consists mainly of smaller restaurants and shops. Pearl Highlands Center, on the other hand, consists of many familiar retail and convenient stores and warehouses such as Sam's Club, Pier 1 Imports, Ross Stores, and much more. The Center also boasts a 12 screen theater and an eight restaurant food court. Being located relatively next door to Home Depot and Walmart also makes the Center attractive.

Blaisdell Park is very large recreational area located along side the historic Pearl Harbor. Along with great views of the historic site the park offers ample space to hold large parties and get-togethers.

Pearl City is an excellent neighborhood with nice parks and good schools. For theses reasons Pearl City will always be atop Oahu's top ten most stable real estate markets.
